Silk Building Reports Pty Ltd is proud to be a Queensland owner/operator business, run by Kim Silk.

Kim has over 40 years in the building industry in South-East Queensland, holds a current QBCC License (license no: 24122) and prides himself on supplying his clients with a detailed, honest, informed, completely independent, objective and comprehensive report on the condition of the property they wish to evaluate.

Silk Building Reports Pty Ltd is a fully registered Australian company, and holds a current QBCC License (license no: 24145) and is up to date with the latest Australian standards.

Silk Building Reports will provide pre-purchase inspection reports or new property hand over inspection reports on any residential dwelling that include houses, townhouses, flats, units and villa units as well as commercial properties.

A Pre-Purchase Standard Property Report starts at $275 (incl. GST) and will usually take around 2 hours on-site. Special Reports can be requested and will be quoted in advance of undertaking. Dispute handling can also be requested through Silk Building Reports Pty Ltd.

Pre purchase & pre sale building reports: The purchasing of residential property is an important decision and should be contemplated only in the full knowledge of all the circumstances surrounding the property. The pre purchase and pre sale reports document the condition of the property in question and identify problems that may need to be rectified before it is purchased or sold. All reports are explained in full by Kim Silk.

New property handover inspections: This report ensures that your new home is built to industry standards. Silk Building Reports Pty Ltd will provide you with a report that you can show to your builder, in which any defects, incomplete or substandard work is highlighted. All reports are explained in full by Kim Silk.

Project consultancy work: Due to Kim's extensive experience in the building industry Silk Building Reports Pty Ltd offers project consultancy work. Whether it is commercial or residential Kim can coordinate, manage and supervise the construction of the project.

Do you do pest inspections?
No. Silk Building Reports Pty Ltd does not do pest inspections but can arrange them on your behalf at no extra charge from Silk Building Reports Pty Ltd.
Do you have any affiliations with Solicitors, Real Estates or any other companies?
No. Silk Building Reports are an independently owned and run company that works for you as the client only.
Would Kim tell us whether or not to buy the property being inspected?
No. Kim gives an honest and thorough report on the condition of the property as viewed. You will need to make the final decision on whether or not to buy the property. Your Silk Building Report is an important tool in assist you in making this decision.
Can I attend the inspection?
Yes. You are encouraged to attend the inspection if possible. This way you can take advantage of Kim's extensive knowledge and experience by asking questions about the property, which Kim will answer honestly.
Are costs for repairs or renovations included in the report?
No. Costs for rectification or alteration to the property are not included in the report. If requested a Special-Purpose Report can be prepared, with the assistance of relevant recommended tradespeople, to give a reasonable estimate of the costs of rectification of any significant items.
Do you have insurance?
Yes. Silk Building Reports is fully insured. Policy numbers can be obtained upon request.
Is the roof and roof cavity of the property included in the inspection?
Yes. Workplace Health and Safety Regulations do have restrictions on roof heights that can be inspected, but Kim realises this is a very important part of any inspection and makes all efforts to inspect the roof and roof cavity areas where reasonable access is available.
